What To Expect From Sandcastle Homes in 2017

The new year brings changes, new communities and homes! Here is what to expect from Sandcastle Homes in 2017:

Floor Plan and Feature Updates

Look for updates to some of our most popular floor plans, including the Barcelona, Geneva, Gibraltar and Manchester). Some of our standard features will also be updated. Changes are aimed at making the floor plans more open and the features more contemporary.

Spring Branch

Sandcastle Homes will be continuing construction on the 14-home, gated community in Spring Branch, located on the corner of Johanna St. and Janak Drive. These homes are all freestanding, will have ample parking, and private yards. This community features our Sterling and Lisbon floorplans. Prices start at $399,900.


Last year, we started construction on three Sterling’s in Montrose, on the corner Woodhead Street and W. Main. Going into the New Year, we have only ONE house remaining in this project. Prices on the last remaining home is $574,900.

Cottage Grove

Sandcastle will be starting construction soon on an Athens and a Bordeaux on Larkin Street . In February, we will be starting two Coronado’s on the corner of Reinerman Street  and Dorothy Street. Prices will start in the low $400’s.

Heights Annex

We currently have 4 excellent home sites in Heights Annex, on Prince Street. We will be starting construction on a Barcelona and a Bordeaux on the 1400 block in January. Prices will be in the low $400’s. Later in the year, we will build an Athens and another Bordeaux on over-sized lots, with generous back yards. These homes will be priced in the mid-$400’s.

Houston Heights West (West of Durham) 

We will be starting nine of our detached garage floorplans, the Manchester and Gibraltar, on W. 21st (2), 22nd (5), 24th (2) this year . Also, we will be starting construction on an Athens and a Barcelona on W. 26th Street. These homes will be priced in the high $400’s.

Houston Heights East (East of Shepherd)

We will be starting six homes on W. 25th Street in 2017. Three homes, a Geneva, a Barcelona and an Athens, will be on the 500 block and will have huge yard. Theses homes will be priced in the mid to high $400’s. The remaining three homes will be our detached-garage floor plans, the Manchester and Gibraltar. These homes will be priced in the high $500’s.

Shady Acres

At the end of 2016, Sandcastle Homes started construction on six homes in Shady Acres on W. 23rd Street. This project features floorplans like the Geneva, Barcelona, Athens and Bordeaux and our biggest back yards (145′ deep lots!).  W. 23rd is a quiet street that dead ends into Little Thicket Park and, unlike most streets in this area, there’s no-through traffic. In 2017, we will be starting construction on three more homes right next door!


We anticipate completing the purchase of 15 additional home sites on W. 22nd Street, west of Durham. Five of the home sites are in Houston Heights, with alley access, and will feature our detached garage floor plans (Manchester and Gibraltar). The other ten home sites will feature our traditional front-loading homes with attached garages (Geneva, Barcelona, Bordeaux and Athens) and huge yards. Prices will start in the mid $400’s for the attached-garage homes and high $400’s for the detached-garage homes.
